Start with a safe, honest plan
A garage floor takes a lot of abuse. Tires, oil, salt, water and heavy tools all wear on bare concrete. A good coating helps, but only if the slab is ready for it.
Complaintjane Floor Coating is a referral service. We do not coat floors. We connect homeowners in San Jose with independent providers in our network who do. That means you get a real local professional, and you know exactly who is doing what.
Do ask any provider how they will prep the slab. Do ask for a written quote. Do not agree to a coating over damp, cracked or dusty concrete without a plan for it.
If you are not sure where to begin, Request a callback to check provider availability and talk through your floor.

How we work
Who we are
Complaintjane Floor Coating is a referral service. We are not a flooring company, and we do not send anyone to your home from our side. Every job is done by an independent provider in our network.
What happens when you reach out
You call or fill out the request form. You tell us what you see on your floor and what you want. Your request is then routed to a local provider who handles that kind of work.
- The provider contacts you to ask questions.
- The provider looks at the slab, or asks for photos.
- You get an estimate. Ask for it in writing.
Who decides the details
The provider, not Complaintjane Floor Coating, sets the price, the schedule, the materials and the warranty terms. Read them before you agree. If something is unclear, ask.
Why we say it plainly
A floor coating is a big job to get wrong. Knowing who you are talking to helps you ask better questions and avoid surprises. Your request is passed to providers so you can compare, and you are never required to hire anyone.
You can also use this site just to learn what to expect. Many homeowners start by asking what a coating is, what prep looks like, and what a fair quote should include.
Serving San Jose and nearby
We connect homeowners across San Jose and the San Jose area. Many homes here are stucco ranch houses on slabs, older bungalows, and tract homes built between the 1950s and 1980s. Their garage floors have often gone years without any sealing at all.
The local climate matters too. Long dry seasons leave concrete dusty and dry. Winter rain events push moisture toward the slab. Wildfire smoke seasons can leave ash and grime that a floor must be cleaned of before coating. Milder coastal temperatures can still cause cure and moisture issues.
A provider who works nearby knows these conditions. Ask them how they plan for your slab, your home and the season.

Early warning signs your floor needs help
Spot it early
Small floor problems are easier and cheaper to fix when they are small. Look for these signs once or twice a year.
Dusty or chalky concrete
If a dark shoe leaves a pale trail, the surface is breaking down. A coating can help, but the surface must be prepped first.
Hairline cracks
Do note them and take photos. Do not cover them with paint and hope. Cracks that grow need a provider to look at them before any coating goes on.
Peeling or bubbling paint
This often points to moisture or poor prep. Ask a provider to test the slab before you recoat.
Oil and tire stains
Oil that soaks in can stop a coating from bonding. Clean spills quickly with absorbent material and a degreaser made for concrete.
Damp spots after rain
Winter rain events can show where water is reaching your slab. Tell the provider where and when you see it.
Slippery patches
A smooth, wet floor is a fall risk. Ask about slip-resistant finishes and custom floor finishes with texture.
Staying safe while you wait
Keep the area dry and clear. Do not mix cleaning chemicals. Do not walk on a freshly coated floor until the provider says it is ready. Ventilate the garage during any coating work.
Other flooring questions
Some homeowners also ask about hardwood flooring installation inside the home. Mention it when you reach out, and we will try to match you with a provider who handles it.
Ask about your floor
Tell us what you see on your garage or concrete floor. A short note is enough. A provider in our network can follow up with questions and next steps.
Request a callback to check provider availability, or send the form and request an estimate. There is no obligation.
